Job Posting: Project Estimator – Commercial Construction

Company Overview:

We are a growing Commercial General Contractor, committed to delivering high-quality projects on time and within budget. We are currently seeking a motivated, experienced Project Estimator to join our dynamic team. Position Overview:

The Project Estimator will be responsible for overseeing all aspects of the bidding process from start to finish, as well as collaborating with Project Managers during the construction phase. This role is key to ensuring projects are properly estimated, risk-managed, and set up for success.

Key Responsibilities:

Bidding Process:

• Read and analyze plans and bid documents thoroughly

• Review and understand instructions to bidders

• Research bonding and tax requirements for each project

• Perform accurate construction estimate take-offs (Concrete, Framing, Mechanical, etc.)

• Assess construction duration and post-turn requirements

• Determine the required trades for each project

• Attend and contribute to pre-bid meetings and conference calls

• Solicit and invite subcontractors to bid

• Set up and maintain project files and documentation

• Maintain relationships with a progressive vendor base for future bid opportunities

• Issue Requests for Information (RFIs) as needed

• Qualify received bids and ensure alignment with project scope

• Organize meetings to communicate bid details with the project team

• Prepare complete and accurate bids for final review with the VP of Operations

• Serve as the main point of contact for clients and architects during bidding and pre-construction phases

Pre-Construction & Risk Management:

• Conduct site investigations to assess potential project site challenges

• Perform risk analysis to identify and mitigate project risks

• Formulate and adjust detailed project budgets based on client and architect feedback

• Assist in developing project General Requirements

• Prepare clear, comprehensive scope of work for all trades

• Review and refine subcontractor bids to ensure full scope coverage

• Consolidate subcontractor and material bids into a final estimate for bidding or GMP

Collaboration & Project Handoff:

• Provide guidance on scope, design, and constructability during the bidding process

• Collaborate with Project Managers and the field team to finalize trade scopes and timelines

• Ensure all finishes are clearly defined prior to project start

• Communicate the finalized GMP or estimate to the Project Executive and assist in handing off the project to the field team

• Offer value engineering (VE) options and suggest cost-effective solutions when requested

• Assist with determining subcontractor durations and milestone schedules

• Maintain a database of current unit prices for conceptual budgets

Qualifications:

• Minimum of 3 years of experience in commercial construction (preferred)

• Proficient in Excel, Word, PDF, and other construction-related software

• Strong skills in construction take-offs and estimating

• Excellent verbal and written communication skills

• Ability to manage multiple projects and deadlines in a fast-paced environment

• Self-motivated with a strong team-oriented mindset
